Extensions we build in Trafford

A house extension adds new floor space at the back or side of your home, usually for a bigger kitchen, a family room or extra bedrooms. We handle the whole job: drawings, structure, plumbing, electrics, plastering, tiling, joinery and decorating.

Open-plan kitchen extension with a white island and full-height glazing

Single-storey and kitchen extensions

The most popular choice in Altrincham and Sale: the back of the house opened into one bright kitchen, dining and living space, often with bifold doors and a roof lantern.

Many fall under permitted development, so they can often start without a full planning application.

Extended ground floor opened into one living, dining and kitchen space

Side return and wrap-around extensions

The narrow passage beside many semi-detached and terraced houses is wasted space. A side return fills it; a wrap-around joins side and rear into one L-shaped room.

On a shared wall we serve the party wall notices for you.

Two-storey and over-garage extensions

Ground and first-floor space in one build, or a new room over a garage. The dearest of the three, it adds bedrooms and a bathroom without moving house.

These usually need planning permission from Trafford Council, which we prepare and submit.

Types of extension

House extensions we build in Trafford

Extensions vary in style, purpose and materials. Here is what we build, and what each one is best for.

  1. 01

    Single-storey extensions

A rear or side extension on one level, ideal for a larger kitchen or open-plan dining area.

  2. 02

    Double-storey extensions

Adds space on both the ground and first floor in one build.

  3. 03

    Conservatories

Mostly glass, for a sunroom or garden room full of light.

  4. 04

    Orangeries

More brickwork than a conservatory, with a solid roof and a lantern for light.

  5. 05

    Loft conversions

Turns the roof space into extra bedrooms, an office or a place to relax.

  6. 06

    Basement conversions

New living space below ground where building out or up is not possible.

  7. 07

    Over-structure extensions

Builds a new room over a garage or an existing single-storey section.

  8. 08

    Side return extensions

Fills the unused side passage of a semi-detached or terraced house.

  9. 09

    Glass box extensions

Glass panels and minimal frames that bring daylight deep into the home.

  10. 10

    Wrap-around extensions

Combines a rear and side extension into one generous L-shaped space.

Hiring a builder, without the worry

Most homeowners worry about the same things: hidden costs, losing a deposit, poor work and paperwork that comes back to bite. Here is our written answer to each one.

Roof and floor extension under construction in Hale
  • Will the price go up halfway through?

A fixed contract price, no hidden costs. Your quote is itemised line by line and becomes the fixed contract price. Nothing is added later without your written approval, and allowances such as kitchens or tiles are shown separately so you can see exactly what is included.

  • What if I pay a deposit and the builder disappears?

Payments follow finished work. You never pay far ahead of the work. Payments are made in stages as each part is finished and, where it applies, signed off by Building Control. The final 5% is paid only six months after handover, once everything has proved itself.

First-fix wiring and insulation in a new extension room before plastering
  • Is the plumbing and wiring certified?

Certified plumbers and electricians. Plumbing and heating are carried out by qualified, certified plumbers and any gas work by registered gas engineers. New circuits are installed by qualified electricians to Part P. You receive every certificate and guarantee for your records.

  • Are the windows and doors any good?

A 15-year guarantee on windows and doors. We fit windows and doors made to current UK standards for safety and energy performance, and they come with a 15-year guarantee, so your new glazing is covered long after we leave.

  • Where does the rubble go, and what if someone is hurt?

Licensed waste disposal and full insurance. Waste is collected only by licensed carriers, with a waste transfer note for every load; a homeowner can be fined if their waste is fly-tipped. We hold public liability and employer's liability insurance on every job and will show you the certificates before work starts.

Extension costs in Altrincham

As a guide, a single-storey extension in Altrincham and Trafford typically costs £1,440 to £3,000 per m², so a 20m² extension usually comes to around £32,000 to £56,000. A two-storey extension of about 60m² is typically £86,400 to £180,000. Because material prices have risen with inflation, your final price is confirmed after the free site visit, once your materials are chosen.

Planning and regulations

Many single-storey rear extensions in Trafford can be built without planning permission under permitted development. Two-storey extensions, larger builds and homes in conservation areas usually need Trafford Council approval. Almost every extension needs building regulations approval.

Planning permission

We check your house against the rules at the site visit and, if needed, prepare and submit the application to Trafford Council. A householder application usually takes about eight weeks to decide.

Permitted development

Permitted development lets you extend without a full application if the extension meets the national limits and your house still has these rights. Flats, maisonettes and many homes in conservation areas do not.

Size limits for single-storey rear extensions

An attached house can usually extend up to 3m at the back, or 4m for a detached house, with a maximum height of 4m. Up to 6m or 8m is possible through a prior approval application.

Semi-detached and terraced houses

If you share a wall with a neighbour, the Party Wall Act 1996 applies. Notice must be served at least two months before work on the shared wall, or one month before digging foundations close to theirs.

Building regulations

Building regulations cover foundations, structure, insulation, drainage, fire safety and ventilation. Building Control checks the work at each key stage and issues a completion certificate, which you will need when you sell. See the GOV.UK guide to building regulations approval.

Not sure if you need permission? We check it for you

At the free site visit we tell you whether your extension is likely to need planning permission, a lawful development certificate or prior approval, and we confirm it in writing with your quote. You can also check first with the Planning Portal interactive house guide.

  • If approval is needed, we can coordinate the drawings with qualified architects and submit the applications to Trafford Council for you, aiming for the quickest decision.
  • Prefer your own architect? Choose any qualified architect you like and let us know; we carry on from their drawings.
  • Before any build contract. The approvals stage comes first and is priced on its own, with the council's fees shown separately.
  • Nothing is compulsory. You can stop after any stage, the drawings are yours, and you are free to build with any builder.
  • You see every step. We explain each stage as it happens, and your own email goes on every council application, so the council's notices reach you directly.
  • One visit to a quick start. If no approval is needed, or once it is in place, and your budget is ready, we can book your start soon after the free site visit and your quote.

Salford or Manchester? The same national rules apply

Permitted development limits, Building Regulations and the Party Wall Act are the same across England, so this guide uses Trafford as the example. What changes from one council to the next is local, and we check it for your street at the free site visit.

Councils are matched by the first part of the postcode. Confirm the exact address on GOV.UK.

  • Local design guidance. Each council sets its own guidance on things like distance to the neighbours and height.
  • Conservation areas. Parts of Hale and Bowdon, and areas in Salford and Manchester, have tighter rules on what can change.
  • Article 4 directions. On some streets the council removes permitted development rights, so even a small extension needs permission.
  • One team, three councils. We prepare and submit applications to Trafford, Salford and Manchester councils.

How we build your extension

Once drawings and approvals are in place, a complete extension, finished inside down to the decorating, takes up to about three months on site, depending on its size and the number of floors. Spring is the best time to start: foundations and brickwork go in while the weather is mild, and the shell is watertight before the autumn rain.

First and second floor rebuild in progress on a Trafford house
  1. Free site visit

First, we come to your home anywhere in Trafford, listen to what you want, measure up and check what planning and Building Control will need.

  2. Design and a fixed quote

Then drawings and structural calculations are prepared and you receive a fixed, itemised quote with a clear schedule. Nothing starts until you are happy with both.

  3. Approvals and party wall

Before we dig, we submit planning or a lawful development check if needed, apply for Building Control and serve party wall notices on your neighbours.

  4. The build

On site, foundations, drainage, walls, steel, roof, windows and doors, then first fix, plastering and second fix. Mortar and concrete are not laid below about 3°C, so in winter we plan around frost.

  5. Handover and aftercare

At the end, a final inspection, a professional clean and the completion certificate. We walk you through the space and stay on call for anything that needs adjusting.

How much does a home extension cost in Trafford?

A single-storey extension typically costs £1,440 to £3,000 per m², so 20m² usually comes to around £32,000 to £56,000, and a two-storey extension of about 60m² is usually £86,400 to £180,000. With inflation in material prices, we confirm your final price after the free site visit and your choice of materials, in a fixed written quote with no hidden costs.

How much does a 3m x 4m extension cost?

A 3m x 4m (12m²) single-storey extension in Trafford starts from about £17,300 at our starting rate of £1,440 per m². Glazing, a roof lantern and ground conditions can raise it, so we confirm a fixed price after a free site visit.

Do I need planning permission in Trafford?

Not always. Many single-storey rear extensions fall under permitted development within size limits. Two-storey extensions, larger projects and homes in conservation areas usually need Trafford Council approval. We tell you at the free site visit, and if approval is needed we can handle the application with qualified architects, or work with an architect you choose.

Do I need building regulations approval?

Yes. Almost every extension needs building regulations approval, whether or not it needs planning permission. Building Control checks the work at each key stage, and we make sure it meets every requirement.

How long does an extension take?

Up to about three months on site, depending on the size and the number of floors. That covers the complete job: structure, roof, plastering, decorating and every finishing detail, and even a full house renovation together with a full extension is usually finished within three months. Drawings and approvals come first and can take two to three months, so designing in winter means building in spring.

Can we stay in the house during the build?

Yes, most families do. We build the new structure first and only break through into the house near the end, sealing off dust. If the kitchen is affected, we plan a temporary kitchen area with you.

Do you handle party wall agreements?

Yes. For semi-detached and terraced houses we prepare and serve the party wall notices, talk to your neighbours and arrange a surveyor if one is needed, one to two months before work starts.

Do you manage the whole project?

Yes. We arrange drawings, structural calculations, planning and Building Control, then build and finish the extension with our own team, with one project manager throughout.

Which areas do you cover?

All of Trafford, including Altrincham, Broadheath, Timperley, Hale, Hale Barns, Bowdon, Sale, Ashton upon Mersey, Brooklands, Stretford, Old Trafford, Gorse Hill, Urmston, Flixton, Davyhulme and Partington, and also Manchester and Salford.
